Townsquare

For studios, agencies & makers

A studio with bones worth photographing.

Exposed beams, oversized windows, a freight-era floor plate. The Michie Building was a printing factory before it was the best creative space downtown — Townsquare leases it, and rooms like it, direct.

The Michie Building loft, Suite 110 — shown as-is, then virtually staged as a design studio. Real architecture and light; furniture is illustrative.

Character you can't fake

Original hardwood, exposed ductwork, brick, and light from three sides — the kind of room that ends up in your own portfolio shots.

Open plate, your layout

Big, near-columnless floors you configure for worktables, a shoot corner, a moodboard wall, and a client lounge — no landlord cubicle grid to tear out.

A creative neighborhood

Galleries, the Mall, coffee, and a maker community at the door. Clients like coming to you when 'you' is downtown.

Why downtown Charlottesville

A live-work city that earns the commute you no longer make.

A fraction of the cost

Downtown office runs $18–26 per SF a year here — a sliver of DC, New York, or San Francisco. Your runway lasts longer and your team lives better.

UVA next door

A top research university ten minutes away: engineers, scientists, MBAs, and a research-partnership pipeline most cities would kill for.

Real venture money

An active local venture scene — CvilleBioHub, the CAV Angels network, and downtown accelerators keep capital and talent moving through the city.

A live-work city

Walk from your front door to work, lunch, and home along the longest pedestrian mall in America. No commute, no parking garage, no gridlock.

Questions, answered direct.

Can I shoot, build, and reconfigure the space?

These are commercial creative floors, not buttoned-up offices — within reason you can configure, shoot, and build. Talk specifics with the owner directly.

How big are the lofts?

The Michie floors run roughly 1,500–2,150 SF each, and adjacent suites combine for about 4,200 SF of contiguous space.

Is it wired and climate-controlled?

Yes — central heat and A/C, business internet, and updated electrical, in a building restored for modern tenants.
